A builder of Royal Beach City The Goa plotting living in the satellite area of Ahmedabad yesterday lodged a complaint with the City Crime Branch that a person from Akhbar Nagar, who is involved in real estate and event management, had cheated him of Rs 39 lakh in a housing plot deal. After this complaint, the city crime branch nabbed the accused within hours.

Housing plot scheme started in Simage village
According to the details received, 39-year-old Vishal Savalia, a resident of Vikramnagar, satellite in Ahmedabad, runs a real estate and event management company in Thaltej. He said that he and his brother started a housing plot scheme in Simage village of Dholka taluka in Ahmedabad in 2011. He then met accused Himanshu Patel, who was also in the same business, and convinced him and his brother-in-law to make Savalia a 15 per cent partner in his plot scheme. Patel allegedly promised to sell 500 plots and invest Rs 1.50 crore in the scheme.

Sold two plots to acquaintances for Rs 39 lakhs
Himanshun Patel, however, did not pay the money, but gave Savalia his office near Municipal Market on CG Road, estimated to be worth Rs 1.04 crore. Himanshun Patel told Savalia to treat him as his investor in the business and later pay the remaining Rs 46 lakh in installments. According to Savalia in the complaint, Himanshun Patel used the image of his brand ambassador and film actor Vivek Oberoi to market a bogus housing scheme in Taranga. Later he sold two plots of Savalia’s scheme to his acquaintances for Rs 39 lakh, but did not give the money to Savalia.

Complaint of breach of trust and fraud filed
Himanshun Patel allegedly promised Savalia two offices in Kheralu in return for the plot, but never kept his promise. In the complaint, Savalia said that she was waiting for Himanshun Patel to pay her money, but when nothing happened, she finally contacted the police. So the city crime branch filed a complaint of breach of trust and fraud against Himanshun Patel.

Threatened to be implicated in a wrong case
Accused Himanshun Patel used to make a presentation of a project in his name based on different projects or advertisements and show it to the investors and gain their trust. He was also inducing farmers with agricultural land around his project to sell the land by saying that there is going to be a big investment and big development. Then he used to sell the land at a high price by bringing in outside investors and getting his commission. If any investor objected in this matter, he would threaten to implicate him in a false case as he had a large political influence and dominated the farmers.
